Accommodation Terms & Conditions

Please read the full terms below.  By sending your deposit you are agreeing to these terms.



To book Kindly Light Cottage, a 25% deposit is needed.  The remaining balance is to be paid 8 weeks before arrival.  If the balance is not paid, your booking may be released and your deposit will not be returned.  If you book within 8 weeks of your holiday, the full balance is payable immediately.

The Property will be secured once all the following is completed:

·       Owners have received your deposit (or full balance if holiday is less than 8 weeks away).

·       Owners have received an email from you (sent to confirming all the booking details we request.

·       Owners have issued guest with a booking confirmation via email.


All payments are to be made using online banking using your surname as a reference.

Period of Let

Your let will commence at 4pm on the 1st day of let and end at 10am on the last day of let.


If under circumstances outside the owners control the property is not available on the agreed dates any monies paid will be refunded in full and the tenants will have no further claims against the owner.

Car Parking Permit

One car parking permit is provided for the use of the tenant for the duration of their stay.  The permit is valid for use in the visitors’ area of Scarborough Borough Council’s Car Park (Bank Top) only.  The owners accept no responsibility for non-availability of car parking spaces or liability arising from misuse of the permit.  The permit must be left in the cottage by 10am on the date of your departure so that it can be used by the next tenant who may be arriving later that same day.  Not doing so will result in a charge and arrangements must be made to return it to us or our representative immediately.


The tenant and their associates and property are not insured against loss or damage and are not considered to be third parties for the purpose of insurance.

Vacating the Property

The property should be left in a clean state and the owners reserve the right to make an extra charge for cleaning should the property not be left in a clean and reasonable condition.  Any breakages should be reported to the owner or their representatives as soon as is practicable.



The owners will take every precaution to ensure that all equipment is in sound working order. However, they do not accept responsibility for the loss of time or expense incurred through any defect or breakdown prior or during the letting period. Responsibility for repairs rests with the owners unless made necessary by the negligence of the tenant. The owner must be notified of any occurrence leading to the necessity of repair. Items needing repair must not be placed with a third party without the owners’ written permission.


We allow one well-behaved dog (or 2 by prior arrangement) but they must not be allowed in the bedrooms or on the furniture, or left unattended unless crated. If the need to clean up arises, an additional charge will apply.


Conduct of the tenants should be as such to cause no disturbance to the neighbouring properties/inhabitants.


The number of persons using the property shall not exceed the maximum of five as stated.


The information contained on the website is believed to be accurate at the time of publish. However, the owner reserves the right to make alterations and will endeavour to inform the holidaymaker of such alterations. If the alterations materially change the nature of the accommodation being offered and are unacceptable to the holiday maker a full refund will be given.


The owner accepts no responsibility or liability for any loss, accident, damage, injury, illness or other mishap to persons or property while on or about the premises arising from any cause whatsoever, or while engaged in any activity there from.

If you need to cancel

Our cancellation charges are calculated according to the time between when we receive notification from you that you wish to cancel your booking and the start of your booking. Our cancellation charges are set out below:

All cancellations will follow this policy.  To clarify, this includes when you cancel your booking for any reason outside of your reasonable control, including without limitation, inclement weather and illness. We strongly recommend you take out holiday insurance to compensate you in these circumstances.
